A seller whose property gets minimal viewings within the first 30 days, should consider re-assessing the situation with their agent. It’s a fact that you’re likely to see your home sit on the market longer than planned if your property is not listed appropriately for both the time of year and/or market conditions. If you are working with an agent who has not clearly explained the importance of pricing with these factors in mind, or has led you to believe that they can sell your home quickly, I would encourage you to take the time to interview other listing agents.
Marketing
It's no mystery that we live in the time of the internet. Consumers shop, talk and play online and potential buyers will view your property on the internet before walking through your door. If your Vancouver REALTOR is not taking advantage of this high profile technology, then he or she is missing the boat! The marketing plan for a property should change to meet the current local conditions. I’m constantly thinking outside the box to ensure we are leading the way in marketing properties. This doesn’t mean reinventing the wheel; it just means we’ll steer it in a different direction from time to time. Photography
Displaying your home on the internet, through a well designed, proven web page with high quality photographs is also an important step in marketing your property. Throughout the history of real estate, this has always played an important role as to how fast your home will sell. The current economic situation is fluctuating and sellers should be prepared to make the best of all marketing tools at their disposal. It is so important to keep your house looking updated and fresh for a quick sale. There are a number of small (but significant) changes that can be made to your home for added appeal which translates into a better bottom line.
Price
Let’s talk about price together and come up with something reasonable. The worst thing a REALTOR can do is over price your property. In such cases the agent will come back to you in two or three weeks with a request for a price reduction due to the lack of activity. The first 30 days is when we are likely to see the most action on your property. It is absolutely crucial we have your home price correctly during this time frame.
